Hot Tub Inspection in Fargo, ND

Landscaping Inspection Services is called out to inspect a Fargo, ND hot tub that had begun leaking after being winterized.

Leaking Hot Tub in Fargo, ND

After a Fargo, ND hot tub begins leaking, Landscaping Inspection Services is called out to inspect the hot tub to determine the cause of the leak, as well as determine if the hot tub could be repaired or not. Our inspector visited the property in question and spoked with the insured, who stated that the pipes had frozen during the winter.

Inspection Observations

Our inspector performed a thorough inspection of the hot tub and surrounding areas and made the following observations:

  • The hot tub was full of foam insulation, making a visual inspection difficult to complete. The hot tub was removed from the above-referenced property and brought to our inspector’s shop.
  • The hot tub was opened up and the foam was removed to expose the plumbing. Four leaks were discovered in the plumbing of the hot tub – two minimal leaks were caused by normal wear and tear, and two major leaks were caused by freeze damage.
  • There was a chemical residue on the pump.
  • Dry and wet rot were present (caused by the leaks).
  • The hot tub was approximately 15 years old.

Analysis of Inspection Observations

Our inspector concluded that since the hot tub was leaking as of summer 2015, the leaks from wear and tear existed at that time. With improper winterization, the other two cracks would have developed through the winter due to freezing temperatures.

Our inspector also noted that the pump was covered in a chemical residue that had leaked out slowly over time. This happens when the gasket that separates the two sides of the pump leaks. The plumbing, pump, and wood rot can all be repaired. However, when the tub is filled with water and heated, it should be reassessed for any more small leaks.

Cause of Loss in Fargo, ND Hot Tub Inspection

It was in the opinion of our inspector that the hot tub’s current condition was caused by improper winterization as well as wear and tear. The improper winterization caused water to freeze in and split the plumbing. The other two leaks were caused by normal wear and tear.
