Reseda, CA Hot Tub Inspection

Landscaping Inspection Services visits a Reseda, CA home to determine why the spa cracked on the bottom.

Reseda, CA Inspection of Cracked Spa

Landscaping inspection Services was called upon to inspect a Reseda, CA spa and determine the cause of a crack along the bottom that had been there since the homeowner moved in.

Our inspector visited the property in question and interviewed the insured. The insured explained that there was a crack in her spa floor that had been there since they moved into the house 3 years ago.

Inspection Observations

Our inspector visited the property in question and made the following observations:

  • The spa was an in-ground gunite structure.
  • The spa was 6’x8’ with a depth of 3.5’, and rectangular in shape.
  • The spa was empty, with the plaster exposed and dried out.
  • There was no main drain plumbing in the spa.
  • There was no equipment connected to the spa.
  • The interior of the spa was a painted plaster.
  • There was regular cement where the deck and spa interfaced.
  • Cracks were present on the decking.
  • Raised brick coping was around the spa.
  • There were no expansion joints.
  • The retaining wall was approximately 4’ from the spa.

Analysis of Reseda, CA Hot Tub Inspection

Our inspectors noted that by definition, a spa must have aerated water. Without plumbing, the structure could not actually function as a spa.

It was the opinion of our inspector that the spa was not a permitted structure. With the spa empty and the plaster dried out, the crack in the bottom of the spa was made to look more prominent. There was also an added pressure on the spa and the footing of the retaining wall due to lack of an expansion joint.

Cause of Loss in Reseda, CA Hot Tub

It was the opinion of our inspector that due to a non-existent expansion joint, too much pressure built up between the spa and the retaining wall, and caused the concrete to crack.
